Private vs. Public Golf in Cabo: How Access Really Works

A spectacular course is one thing. Knowing whether you can actually play it—and what access will cost—is another. In Los Cabos, golf access varies by course, club, resort, season, membership category, and relationship to a property. The terms “public,” “semi-private,” and “private” are useful starting points, but they do not tell the whole story.

Before choosing a home or community around golf, confirm the specific access rules that apply to you.

Public golf

Public-access courses generally allow golfers to book tee times without holding a private club membership, subject to availability, rates, booking windows, and course policies. Public access does not necessarily mean inexpensive play or guaranteed availability at peak times. Resort guests, homeowners, or certain packages may receive different rates or booking privileges, so ask what applies to your situation.

Private golf

A private club typically restricts regular play to members and their permitted guests. Membership may require an initiation payment, annual dues, sponsorship, an invitation, an application, or club approval. The membership agreement determines whether access extends to family members, renters, guests, or future property owners.

A property purchase should never be assumed to include private golf membership unless the sale documents and club confirm that in writing. Membership may be separate, non-transferable, limited in number, or subject to a new application and approval.

Semi-private and resort-associated access

“Semi-private” can be used differently by different facilities. It may mean that some tee times are available to the public while members receive additional privileges, or that access is structured through a resort or other arrangement. The label alone is not enough. Ask who may book, how far ahead, what rates apply, whether guests are restricted, and whether access changes by season or occupancy.

A course associated with a resort may offer access to resort guests without making the course generally public. Likewise, a private club may have specific guest arrangements. Verify the actual rules rather than relying only on a category.

The questions that matter most

Before purchasing, ask:

  • Is golf access included with the property, or is it a separate purchase?
  • Is the course public, private, semi-private, or resort-access only?
  • Is membership available to new buyers, and is approval required?
  • What are the initiation cost, annual dues, and other mandatory charges?
  • Are memberships refundable, transferable, inheritable, or tied to a specific property?
  • Can family members, renters, and invited guests play?
  • Are guest green fees different from member rates?
  • Are tee times guaranteed, limited, or subject to booking windows?
  • Are there restrictions on renting the property while using or advertising golf access?
  • Can fees and access rules change, and where are those terms documented?

Compare the full lifestyle—not just the course

Golf is often one part of a larger decision. Buyers may also compare beach access, restaurants, fitness facilities, spa services, kids’ clubs, rental flexibility, community dues, security, distance to the airport, and the overall style of ownership. A club with the right course may not be the best fit if its guest policies, annual costs, or property restrictions do not suit your household.

A note on current details

Course access, membership availability, and costs can change. Confirm current terms directly with the club and review the applicable membership documents before making a purchase decision. The labels in this article are general explanations, not a definitive classification of any individual club.
